At that time, she held the position of head of public relations and intergovernmental relations for the Department of Housing and Urban Development in Region 10. Her responsibilities included managing relationships between the department and state governmental bodies across Texas, Oklahoma, New Mexico, Arkansas, and Louisiana, along with overseeing public relations efforts involving newspapers and radio.

Despite her important role, Karen faced limitations due to a conflict of interest—she couldn’t actively participate in real estate or hold a license. However, in 1982, a change in Texas law presented an opportunity. The law allowed individuals who qualified as brokers, rather than associates, to obtain a real estate license by having their transcripts evaluated, preparing for the exam, and passing it within a year. Karen, lacking only 9 classroom hours, took a leave of absence, completed the required hours in a two-week period, and successfully passed the broker’s exam.

With a broker’s license, Karen returned to her role. Several months later, she crossed paths with the head of the industrial division at the Henry S. Miller Company, the largest real estate company in Texas at the time. The company was actively seeking to promote women in commercial real estate, realizing they lacked a female leader in the department. She received an offer to head the Industrial Department in the Fort Worth or Tarrant County office. After thoughtful discussions and negotiations, she accepted the offer to establish an industrial office in Fort Worth. The company provided her with the time to familiarize herself with the industry, acquire the necessary skills, and even offered to send her to school before she took on the new role.

Over the course of six years with the Henry S. Miller Company, Karen emerged as the highest producer in the industrial department statewide multiple times. Her success demonstrated a fundamental truth: clients were indifferent to gender. The primary concerns were whether she could provide assistance, possessed enough knowledge, and was willing to work hard. Her journey with Emersons began with a specific mission: to establish and lead a Fort Worth-based Tarrant County office. The company’s ambitions expanded further, leading them to undertake the management of Kroger real estate on a national scale.
